About Roehm Renovations

History:

In 1976, after graduating from Illinois State University, I formed the small company of Roehm Wood-Works specializing in cabinet and furniture work. That small business has been transformed over the years to the present company of Roehm Renovations LLC. The focus of business has shifted to meet our customers' changing needs and demands and to include advanced construction methods, but my commitment to quality service has not changed.

You are working with a company formed by an experienced craftsman who can actually do the work on your project instead of someone just selling you a contract!

It is, and has always been, my goal to provide a well-designed, fairly-priced, and well-built renovation project to our customers, and a safe working environment for my employees and subcontractors to practice their trades with fair compensation for their services.

Services:

Construction services provided by our employees include: basic design services, rough framing, drywall, cabinet work, ceramic tile, mill work, paint finishing. Providing these services in-house rather than subcontracting them out guarantees quality, is usually less costly, and expedites your schedule.

Renovation is a team effort. We coordinate subcontracted services for electrical, plumbing, heating, roofing, excavation, and masonry/concrete work. Subcontractors are licensed as required by state and local statutes, carry complete liability insurance, and provide guaranteed service.

Cost:

Renovation can be done on either a time and materials basis or with a contract. We ask that you provide a basic budget amount before design begins to help in developing realistic project designs. We can and will work with any reasonable budget from minimal to luxury.

The Renovation Process:

  1. We arrange to meet with all people involved in your renovation project to gather their ideas, wants, and needs. This first meeting is all about asking questions, lots of questions to gain a firm idea of what will solve your renovation needs. In addition, we gather measurements and take pictures to get a rough design for your project.
  2. From your input at the first meeting, we will prepare a construction budget and rough sketches of the project for your approval and further refinement. Input from architects, interior design, and other professionals will be added as needed.
  3. With a final design in mind, a construction proposal with complete specifications and drawings will be prepared.
  4. When the proposal is accepted we will collect a deposit to hold construction time, pay for materials, and lock in time in subcontractor's schedules.
  5. Construction begins with obtaining building permits and protecting the work area. Demolition, rough framing, mechanical systems, and finish work continue to completion. During all phases of your renovation project, you will be constantly updated on progress, decisions which are needed, and scheduling. You will have contact with your project manager and Eric Roehm the owner of Roehm Renovations LLC.
  6. Close to the end of each project customers will walk thru to prepare a punch list of any details needed to complete the project.
  7. After final building inspections are done, the construction site will be cleaned and left ready for you to enjoy.

Preparing for the Unexpected

After 34 years in business, I have yet to complete a renovation project to exactly match plans and specifications. Changes to the project come from everywhere, owners needs/wants change, new ideas are presented, hidden conditions are found as demolition progresses. How a company deals with these unexpected changes is as important in selecting your contractor as is the price. As changes occur, and they will, we will inform you immediately of what the changes are, the consequences, design/plan for solutions and give you the choice of how to proceed.

Insurance

We carry complete insurance for work done by our firm including general liability, workers compensation, auto, and umbrella coverage.

A current certificate of insurance is required before any subcontractor can work on your project. All subcontractor insurance coverage is monitored by Mid-America Insurance Co.

Licenses

Roehm Renovations licensed by both the City of Bloomington and the Town of Normal. Any mechanical contractors who work on your project are licensed by the state and city. Licensed architects and engineers design all of the structural work on Roehm Renovations projects.
